The help is a second loan, not a gift, and it only exists alongside one of the commission's own first mortgages. You make no monthly payment on it. The balance falls due when you sell, refinance or transfer the property, when you stop living in it as your main home, or when the mortgage is paid off, at 30 years or sooner. The money goes to the deposit and the closing costs, the interest is low and runs from nothing up to about four percent depending which programme you are put in, and the house must be the one you live in.
